Project Description

The mod-bit roof was nearing the end of its life cycle and showing heavy granule loss in certain areas.

A roof coating restoration was a viable option for the building owner for a multitude of reasons; though, a main advantage of the coating restoration was the very minimal disruption that it yields on those working inside the building while the roofing project is underway (i.e. - they could continue with day-to-day business with no disruptions).  The building owner was very conscious of energy savings for their building and the capabilities of "cool roof coatings".  In tandem with the Tropical 924 Silicone Restoration ("cool roof coating"), the building owner also chose to have a solar panel system installed on the roof to achieve further energy savings for their building.

 

Job Description

The Tropical 10-Year Labor & Material Warranty #924 Silicone Restoration System Applied to all surfaces of the roof's substrate.

 

James Roofing Services repaired necessary areas of the roof and cleaned the entire roof surface.  After they prepped the roof, they coordinated with the solar company to have the solar company install only the solar panel brackets (over 500+ brackets installed).

 

Once the solar company finished installing the brackets to mount the solar panels, James Roofing Services applied Tropical 996 Asphalt Bleed Blocker over the mod-bit per Tropical specifications.

 

Next, James Roofing Services flashed in all penetrations (including all 500+ new solar brackets) and treated the required seams/laps with Tropical 9400 Silicone Mastic.

 

Then, they coated the entire roof with Tropical 924 White Silicone to achieve the 10-Year Warranty Application Rate.  Additionally, James Roofing Services created a walk-path around the large AC Unit on the roof for easy maintenance access to the unit.  They did this by applying a Tropical 924 Safety Yellow Silicone + granules to help provide traction to the walkway area.

 

After the Tropical 924 Silicone was applied and cured - James Roofing Services communicated with the solar company to come install the solar panel rail systems and the actual solar panels onto the solar brackets.

 

Upon completion of the solar panel installation, James Roofing Services and TRP worked together to reinspect the entire Tropical 924 Silicone Coating Restoration that had been applied (including all penetrations + all solar brackets under the panels) to identify any areas of the roof that may have been compromised during the installation of the solar rail systems & panels made to the roof restoration when the solar panels were applied.

 

James Roofing Services made the necessary repairs to the Tropical Silicone Restoration to ensure its was a monolithic system with sound integrity.

Outcome

The modified bitumen roof substrate is now restored and preserved with a 10-Year Tropical #924 Silicone System.  In addition to this Tropical "cool roof coating" system applied, the building owner received an complete solar panel system over on top of their roof.  The Tropical Coating Restoration completed by James Roofing Services was separate from the solar company who installed the solar panel system, but the two companies worked together seamlessly with TRP to ensure all of the building owner's needs and expectations were met.   James Roofing Services collaborated with Tropical throughout the entire project to ensure that all specification requirements were met to achieve the Tropical 10-Year Warranty.

 

The project passed the TRP Final Inspection & James Roofing Services provided their customer with the Tropical 10-Year Labor & Material Warranty.  Additionally, they supplied the building owner with a Care & Maintenance Program to the building owner to continue upholding the integrity of the Tropical Fluid Applied Restoration over the life of the warranty term.
